Demolition and redevelopment of 1950s office building in a Conservation Area in Clerkenwell, adjacent to a Grade II listed public house.

Iceni provided Planning, Heritage and Townscape services on the proposed redevelopment of this sensitive site in the Clerkenwell Green Conservation Area to deliver high quality office accommodation in a new seven storey building including affordable workspace.

The existing building had been heavily altered in the 1980s and our heritage and townscape assessment concluded that it did not contribute positively to the surrounding area, and that a high-quality redevelopment could be supported. We provided planning and design advice to the project team and engaged in a comprehensive pre-application process with LB Islington, including two presentations to the Design Review Panel, to reach a scheme that could be supported by officers. The key issue was the massing of the upper storeys, which needed to be carefully considered and justified in terms of design and daylight and sunlight.

The proposed development would contribute to the growing demand for high quality office space within Clerkenwell and would also provide affordable workspace to support the growth and development of small local businesses.

Iceni prepared the Planning Statement and Heritage, Townscape and Visual Impact Assessment to support the scheme.
