A successful planning appeal leading to the demolition of a retail warehouse and associated outbuildings to provide eight high quality family homes

Instructed by a long term client, Iceni Projects’ Manchester team led an appeal against the London Borough of Lambeth’s decision to refuse a scheme for eight dwellings on a brownfield site previously occupied by a Cash and Carry business.

The site is bordered on all sides by existing semi-detached homes, and consequently, in its current state was detracting from the high quality character and appearance of the local area.

Through a robust marketing case, Iceni was able to successfully justify the loss of an existing employment site, having regard to local policy protecting such uses. In addition, with the support of the architect, Esatto Design, Iceni were able to demonstrate that the proposal had sufficient regard to the living conditions of neighbouring occupiers, with particular regard to loss of light and outlook. The Inspector also agreed that the design would create variety and diversity within the area and significantly improve the appearance of this backland site.

The appeal was allowed in February 2020 and construction of the new homes will soon be underway.
