As some delays were encountered with the full planning application, the team advised Equans to submit a separate prior approval application to secure the demolition of the existing buildings ahead of the main planning permission coming through.

Iceni’s Manchester team secured planning permission for the redevelopment of a brownfield site in Winsford, Cheshire West, to be known known as ‘Phoenix’.

Appointed by Equans, the team prepared and submitted a planning application for the demolition of the existing highways depot and its redevelopment into a scheme of 99 homes.

The site is located adjacent to the town centre, providing a broad choice of design and tenure units within the Winsford area and a new pedestrian and cycle access onto Weaver Street is planned, to enhance the connectivity and legibility of the development, encouraging sustainable travel.

Further, recognising both the climate emergency and cost of living crisis, the development will also provide zero-carbon housing to future homes standard. This means that the new homes will not be connected to the gas network, and will instead be equipped with low-carbon heating sources such as air source heat pumps and solar PV panels.

The scheme will be undertaken with Equans as the lead contractor, in partnership with Cheshire West and Chester Council, and Torus.

As some delays were encountered with the full planning application, the team advised Equans to submit a separate prior approval application to secure the demolition of the existing buildings ahead of the main planning permission coming through. This allowed Equans to start on site earlier than planned and complete the demolition and remediation stages of the project in readiness for the full planning permission.
