Albert Street, Salford

Having successfully secured consent for a 23-storey scheme at Church Street, Eccles, led by Iceni Projects, the developer lodged a planning application for the redevelopment of a second prominent site within Eccles Town Centre in July 2022.

Silverlane Developments were established more than 20 years ago and are a Cheshire-based property company that specialises in residential property development. Having successfully secured consent for a 23-storey scheme at Church Street, Eccles, led by Iceni Projects, the developer lodged a planning application for the redevelopment of a second prominent site within Eccles Town Centre in July 2022.

The proposals are for the demolition of the existing former Vauxhall car dealership on the site, the erection of 6 townhouses and 200 apartments, along with ancillary residential amenity space split across the ground floor and upper floor at the podium level, providing outdoor amenity space. In total, the scheme reaches 25 storeys and will significantly transform the skyline of Eccles, now lauded as a key emerging town centre which is growing in popularity with young professionals due to its proximity to Manchester City Centre.

Iceni supported Silverlane on the Planning, Heritage & Townscape and EIA input. The scheme was taken through a pre-application stage which was kept to a strict timescale by the use of a Planning Performance Agreement. Led by Justine Entezari and Lucy Furber, Iceni supported Jeffrey Bell Architects through the pre-application and planning submission stage, which included a Design Review Panel with Salford City Council.

Iceni were responsible for submitting an EIA screening request, preparing the Planning Statement, Heritage Impact Assessment and VU.CITY software models to support the submission. Iceni also led the commissioning, reviewing and collation of the technical documents required to support the application, which included a wind microclimate assessment and Daylight, Sunlight and Overshadowing impact report, amongst others.

The application was determined at planning committee in October 2022 and was unanimously supported.
