Creation of 165 new homes on a brownfield site in Glasgow, with integrated landscaping, public realm and new pedestrian connections

Iceni Projects provided strategic planning consultancy services to support Bellway Homes & Arvin + Sons Ltd in securing planning permission for a new residential development at the site of the former Toffolo Jackson complex on Burnfield Road in Thornliebank, Glasgow.

Members of Glasgow City Council’s Planning Applications Committee initially refused the planning application based on traffic impacts and the absence of an Energy Statement, overturning the planning officer’s recommendation.

Iceni Projects subsequently lodged an appeal to Scottish Ministers on behalf of Bellway Homes Ltd & Arvin + Sons Ltd. At appeal, the Reporter concluded that subject to the improvements and mitigation measures proposed by the appellant, the development would be acceptable and accords with the relevant provisions of the development plan, with no material considerations justifying the refusal of planning permission.

Planning permission has now been granted and as a result, 165 new homes will be delivered for the area, providing a mixture of housetypes on a sustainable, brownfield site in the south of Glasgow. The development will create new pedestrian pathway connections, enhanced landscaping as well as high quality open spaces including a play area for residents and the wider community.
