Barkingside Yard

Redevelopment of builders’ yard to provide new affordable homes (Use Class C3) with associated public realm improvements, landscaping, cycle and car parking and improvements to Station Approach.

Iceni were instructed by Vistry Partnerships, London Underground Limited and Transport for London to lead the preparation of a detailed planning application at the former builders’ merchants alongside Barkingside Underground Station in the London Borough of Redbridge.

The application proposes 98 new affordable units, split between affordable rent and shared ownership tenures, which will be managed and maintained by Peabody Trust upon completion. Residents will benefit from access to communal amenity space consisting of allotments, ecological corridors and play space for all ages. The scheme also proposes significant improvements to the area surrounding Barkingside Station including the introduction of pedestrian crossings, covered cycle parking and an improved parking arrangement.

The application was submitted in October 2022 following engagement with the local community, councillors and officers from the London Borough of Redbridge. The application was unanimously approved at planning committee in January 2023 with plans to start on Site later in 2023.
