Appletree Farm

This brownfield scheme will provide sustainably located homes for the local community.

The redevelopment of Appletree Farm will provide much needed housing on a sustainably located brownfield site in Cressing, Braintree District Council. Iceni Projects led on the preparation, submission and management of the planning application on behalf of Inland Homes.

The scheme seeks to provide extensive public open space for both future and existing residents alongside a well-designed residential scheme preserving views across the site into the adjoining open fields. Multiple areas of open space have been incorporated into the scheme through the Appletree orchard to the north, the crescent open space in the centre of the site, and the extensive semi-natural open space located toward the south of the site. This ensures the scheme will be a high-quality place to live and ensures the development will fit in with the surrounding characteristics.

Iceni Projects worked closely alongside planning officers at Braintree District Council establishing a proactive and productive working relationship with officers to receive a positive recommendation for approval, and subsequently a resolution to grant at planning committee.

As part of this application, Iceni provided a wide range of services in addition to planning. Iceni’s Impact Management team prepared a Community Infrastructure Audit which assessed the existing community infrastructure, including local schools, GP Surgeries, open space and other matters. Iceni’s Heritage team also advised on heritage matters, with two Listed Buildings adjoining the site, it was important to properly assess any impacts. Finally, a Sustainable Development Scorecard assessment was prepared by Iceni’s sustainability team to highlight the site’s sustainability credentials.
